2338 25 Avenue NW
We are proposing a land use change at 2338 25 Ave NW from the existing Residential - Contextual One/Two Dwelling (R-C2) District to Housing - Grade-Oriented (H-GO) District. The proposed land use change would enable a development vision that includes a total of 3 townhouse units, 3 smaller basement units, 8 stacked townhome units with 7 associated parking stalls (one per upper unit) within two, three-story rowhouse-style buildings.The proposed H-GO District seeks to support increased flexibility for unit layout, allowing some units to front onto an internal courtyard - a "Missing Middle" housing typology. The intent of the H-GO District on this site is to accommodate a development in the form of a Rowhouse Building, to allow for a variety of units layout, and to accommodate site and building designs that provide a diversity of housing types within a low-scale built form that transitions well to adjacent low density residential properties.
The supporting development places three townhomes + basement units along 23 St NW, and eight staked townhomes fronting an internal courtyard, with end units interfacing with 25 Av NW. The site features a number of characteristics that make it well-suited for the proposed land use change.
