453 & 457 35 Avenue NW
We are proposing a land use change at 453 & 457 35 Ave NW from the existing Residential - Contextual One/Two Dwelling (R-C2) District to a Direct control (DC) District based on the Multi-Residential - Contextual Grade-Oriented (M-CG) District. The proposed land use change would enable a development vision that includes a total of 11 townhouse units, and 11 smaller basement units with 11 associated parking stalls (one per townhome unit) within three, three-storey rowhouse-style buildings.
The development concept places five units along 4 Street NW, three units along 35 Avenue NW, and three units fronting an internal courtyard. The site features a number of characteristics that make it well suited for the proposed land use change.
The proposed DC (M-CG) District seeks to support increased flexibility for unit layout, allowing some units to front onto an internal courtyard - a "Missing Middle" housing typology. The intent of the DC District on this site is to accomodate a development in the form of a Rowhouse Building to allow for smaller basement units, and to accommodate site and building designs that provide a diversity of housing types within a low-scale built form that transitions well to adjacent lower density residential properties.
