501 & 507 22 Avenue NW
We are proposing a land use change at 501 & 507 22 Ave NW from the existing Residential - Contextual One/Two Dwelling (R-C2) District to a Direct Control (DC) District based on the Multi-Residential - Contextual Grade-Oriented (M-CG) District. The proposed land use change would enable a development vision that includes a total of 10 townhouse units, and 10 smaller basement units with 10 associated parking stalls (one per townhome unit) within two, three-storey rowhouse-style buildings.
The proposed DC (M-CG) District seeks to support increased flexibility for unit layout, allowing some units to front onto an internal courtyard - a "Missing Middle" housing typology. The intent of the DC District on this site is to accommodate a development in the form of a Rowhouse Building, to allow for smaller basement units, and to accommodate site and building designs that provide a diversity of housing types within a low-scale built form that transitions well to adjacent low density residential properties.
The supporting development places five units along 22 Avenue NW, and five units fronting an internal courtyard, with end units interfacing with 4 Street NW. The site features a number of characteristics that make it well-suited for the proposed land use change.
