Our team is working on a land use change at 3528 3 Ave NW from the existing Residential - Contextual One/Two Dwelling (R-C2) District to a Housing - Grade-Oriented District. The proposed land use change would enable a development vision that includes a total of 8 stacked townhouse units and 1 accessory suite above the 5-parking stall detached garage within 2 three-storey rowhouse-style buildings.
The site features a number of characteristics that make it well suited for the proposed land use change. The proposed H-GO District seeks to support increased flexibility for unit layout, allowing more diverse housing types within a low-scale built form that transitions well to adjacent lower density residential properties.
